A shared approach to selling your home

You know what makes your home special—from the morning sunlight to the neighbourhood’s favourite walking spots.

Co-Sell gives you the opportunity to share that knowledge directly with buyers, while keeping Redmond Realty involved in the professional side of your sale.

You host the home opens and direct buyers to your dedicated buyer’s guide and online offer platform. Redmond Howe, Licensee Director, personally oversees the offer review and contract process.

Your property remains represented by Redmond Realty, and you retain the final decision on which offer to accept.

How Co-Sell works

1. We prepare your campaign

We agree on your campaign, advertising inclusions and responsibilities before work begins.

Our team prepares a dedicated digital buyer’s guide using AI-assisted tools, with the content reviewed by Redmond Realty before publication. The guide brings together property features, available supporting information, answers to common questions and instructions for submitting an offer.

2. You host your home opens

You welcome buyers, show them through your property and share your firsthand knowledge of the home.

We provide a hosting checklist and guidance on directing pricing, contractual and technical questions to our team. Buyers can explore the digital guide and submit their offers through the online platform.

Choose a time that suits you between 10am and 3pm on Saturday or Sunday.

Please confirm your preferred day and time by close of business on the Wednesday before your chosen weekend, so we can publish the home open details on the online property portals.

3. Buyers submit offers during a 14-day campaign

Your listing launches with a clearly communicated 14-day offer period.

Buyers submit offers online and can see competing offer amounts. Their names and contact details remain hidden from other buyers, while the agency retains the information needed to verify buyers and manage the sale.

We present written offers to you as they are received.

4. We help you assess your options

Redmond reviews the offers with you, considering:

• The offered price.
• Finance and other conditions.
• Deposit amount.
• Proposed settlement date.
• Any special terms affecting the sale.

The highest dollar offer is not automatically accepted. You decide whether to accept an offer, decline it or seek changes to its terms.

5. We guide the sale towards settlement

Once you choose an acceptable offer, Redmond oversees the contract process and the agency’s follow-up as the sale progresses.

Your settlement agent or solicitor handles the conveyancing. The remaining $4,800 including GST becomes payable upon successful settlement.

Is Co-Sell right for you?

If you would prefer your agent to manage home opens, buyer enquiries, follow-up and negotiations throughout, our traditional full-service option remains available.

Your questions answered

Do I need selling experience?

You don’t need previous selling experience to enquire about Co-Sell. We’ll discuss whether the service suits you and explain your responsibilities before you commit. Our team provides hosting guidance and handles the professional questions referred to us.

Does AI make decisions about my sale?

No. AI assists with preparing and organising buyer information, which our team reviews. Redmond oversees the offer review and contract process, and you decide whether to accept an offer.

Is my property guaranteed to sell within 14 days?

No. The 14 days is the offer period, not a guarantee of a sale or settlement within two weeks.

If no acceptable offer is received, we discuss your options. Any campaign extension, additional costs or change of service must be agreed in writing.

What advertising is included?

Your agency agreement itemises the agreed advertising and campaign creation services. It identifies the selected portals and advertising products, together with any photography, floor plans, signage or other materials included in your package.

Additional expenditure requires your prior written approval.

Is the upfront payment refundable?

The $4,000 upfront payment funds the agreed campaign creation services and authorised advertising expenses.

Amounts attributable to services already delivered and authorised, non-recoverable advertising expenses are non-refundable merely because you change your mind, withdraw the property, decline an offer or the property does not sell.

If you cancel before the campaign is completed, we provide an itemised account of the services delivered and authorised expenses incurred. Any unused balance is refunded.

Your rights under the Australian Consumer Law and other applicable laws remain unaffected.

What insurance arrangements are required?

Appropriate insurance arrangements must be confirmed before you host inspections.

We confirm how the agency’s insurance responds to the Co-Sell model. You must also check with your own insurer that your home and legal liability cover are suitable for owner-hosted inspections.

Agency insurance does not automatically cover you personally. Any required conditions or additional cover must be confirmed before the first home open.

Can I choose traditional full-service selling instead?

Absolutely. We’ll help you compare both options before you appoint us. If your needs change during a Co-Sell campaign, we can discuss moving to our traditional service, with any revised fees and responsibilities agreed in writing.
